Each of the facades was specifically retrofitted to address its solar orientation. Externally-mounted custom-made shades protect the interiors from overheating and glare, their shape alluding to the sails that once dominated the nearby port of Piraeus. These devices serve several additional purposes: they visually impair traffic, mitigate noise along the southern artery and trap the fresher north-eastern summer breeze improving interior air quality.<\/p>\n
Part of the southern elevation is recessed behind the cut-off area and the new open-air see-through staircase. The new balconies act both as landings to the staircase and as refuge for smokers. All regularly occupied spaces have access to daylight and outside views, reducing energy use and heat gain from electric lighting.<\/p>\n
An external insulation finishing system was added to the double layer brick walls in part of the facades, while in other windowless parts, zinc cladding was applied in single lock standing seam on boarding to create a highly energy efficient breathing wall.<\/p>\n
The colour scheme is restrained to natural wood and metal nuances, while the strong wood expression of the shades gives an imposing presence on the main road.<\/p>\n
Zones of vegetation along the west elevation provide a natural heat-protecting curtain, while others planted with wild grass cover parts of the horizontal roof. Floating wooden deck with 40-120 mm air gap covers most of the horizontal roof area.<\/p>\n
Geothermal energy for heating and cooling was added through water to water ground source heat pumps, the location being only 2,7 meters from sea level and close to a river bank. Mainly due to the building’s extensive apron slab, an open loop exchanger was constructed. Energy consumption for the production of makeup water is expected to be reduced by 65% for cooling and by 62% for heating purposes with the respective reduction in gas emissions. The building is centrally controlled through a BMS system.<\/p>\n
Natural ventilation was enhanced through openings and wind diversion, while natural light was insured in all working spaces for maximum benefit during winter.<\/p>\n

The overall design was guided by the principles of functionality and sustainability.
